How to read the map
The EPA rates whole counties (Zone 1 high, Zone 2 moderate, Zone 3 low). New Jersey goes further and rates each municipality from the tests actually reported there. Northern and western towns test high most often because of the underlying rock, but elevated houses turn up in every tier, including shore towns rated low.
What the number means for a house
The EPA recommends fixing a home at 4.0 pCi/L or higher and considering it from 2.0. Two houses on the same street can differ by a factor of ten, because radon depends on the soil under the foundation and how the house breathes. A 48-hour continuous-monitor test is the only way to know this house.
When you are buying
Add radon testing to the inspection. If the result is high, mitigation is a routine job (a sealed sub-slab pipe and fan) and can be negotiated before closing. We test and report; we do not sell mitigation systems.
