What we collect
When you request a quote, book an inspection, or contact us, we collect the information you give us: your name, email address, phone number, the property address, the services you are interested in, preferred dates, and any notes you add. If you use the Smart Start property lookup on our website, we record the address you looked up and the time, so we can improve the service and follow up if you ask us to; we do not attach it to your name unless you then send us a quote request.
How we use it
To answer your request, schedule and perform inspections, deliver reports, send appointment reminders and service updates, and keep our records. We do not use your information for third-party marketing, and we do not sell or rent it.
Text messaging (SMS)
If you choose “Yes” to text messages, you agree to receive SMS messages from Smart Choice Inspections, LLC sent from 973-500-3233. Message frequency varies and may include appointment reminders, service updates or important notices. Messages do not include marketing content. Message and data rates may apply. You can opt out at any time by replying STOP or CANCEL; reply HELP or contact info@makeasmartchoice.us for assistance. We confirm removal within 24 hours. Mobile information is never shared with third parties or affiliates for marketing or promotional purposes.
Who sees it
Only Smart Choice Inspections staff and the service providers we use to run the business (for example, our email, scheduling and report software), and only for the purposes above. We may disclose information when the law requires it.
Public records and third-party data
The Smart Start property lookup summarizes public records (tax lists, state and municipal permit databases, FEMA flood maps, fire-incident records, water-utility service-line inventories, the EPA county radon map) and, where available, real-estate listing photos. This information is provided as a convenience, can be incomplete or out of date, and is not a home inspection or a statement about the current condition of any property. We never display owner names.
Security and retention
We store your information securely and keep it as long as needed to provide our services and meet our legal and record-keeping obligations. You can ask us to delete your contact information at any time by emailing info@makeasmartchoice.us.
Cookies and analytics
We use an anonymous device ID in local storage to understand visits and returning visitors. Our team can see recently active pages, submitted property or town searches, visit times, device type, referral source and approximate location. We do not record unfinished search typing or use this activity to identify you by name. This activity is available only to authorised team members. We do not run advertising trackers.
Terms of service
Inspections are performed under a written inspection agreement provided before the inspection, which sets out the scope, standards of practice, limitations and fees. The website’s free tools are informational only. Requesting a quote through the website does not create an appointment until we confirm a date with you.
